  4. Draft the contract documents. The blueprints and specifications are the final versions. Construction bids will be based on these.


What goes into the preconstruction phase?


After the general contractor accepts the bids but before the foundation is laid, the following three steps need to be executed.
 

  1. Appoint a project manager. Some project managers are hired at an early stage, while others are hired once the design is completed.
  2. Choose the remaining personnel. Contract administrators support project managers. Now, the project requires a supervisor who keeps everything on schedule, from deliveries to materials and equipment. To round out the team, you will need an entry-level field engineer to handle paperwork.
  3. Examine the job site. Identify any requirements. It is mandatory for the site to be ready for construction, which could include dealing with environmental considerations, such as soil suitability for construction.

A team is in place, and you have planned the construction and materials necessary to complete it. You must now obtain the appropriate materials and equipment. Construction businesses might assign this responsibility to their general contractors or subcontractors.

This stage involves working with purchase orders, which are agreements between buyers and sellers.

You're finally ready to begin working on your build! First, you need to schedule a preconstruction meeting to discuss work hours, materials storage, quality control, and access to the site.

You'll need to create a schedule for payments and a method for delivering them. Transparency is vital to meet financial obligations and maintain a happy and productive work environment. Be sure your work orders are detailed enough to avoid misunderstandings with your contractors.

In the final phase of the project, the occupants of the site move in or take ownership once the construction is complete. You must make sure all their requirements have been met, and usually provide a warranty period to make that arrangement official and binding.
 

Creating the documents that guide project execution is the most important phase in project management. Here are a few of them:
